Funding for climate-friendly construction in Germany

Since June 1, families with a medium to low income of up to 60,000 euros (plus 10,000 euros for each child) in Germany have been able to take advantage of interest-subsidized loans of up to 240,000 euros for climate-friendly new home construction. The aim of the subsidy is to promote climate-friendly construction using renewable energies. At least 65 percent of the energy requirement must be covered by renewable energies.

The federal government is providing at least 350 million euros a year in funding via the Kreditanstalt für Wiederaufbau (KfW). The aim is to make the building stock throughout Germany climate-neutral by 2045. A necessary, but also very ambitious goal from today's perspective.

 

"Climate-friendly construction is no longer an optional extra, but a must," says Federal Building Minister Klara Geywitz (SPD). Funding for climate-friendly construction was the first stage. As a second stage, the federal government is now implementing a new property subsidy for families from June 1, 2023.

 

Climate-friendly residential building

These are not direct payments, but subsidized loans that start with an interest rate of 1.25 percent (fixed interest rate for 10 years) and have a term of 35 years. It is more or less the successor to the so-called "Baukindergeld", but no longer a direct payment and with stricter conditions.

  • Efficiency house 40 - the house may only consume 40% of the energy of a standard reference property
  • Limited CO2 emissions in accordance with the Sustainable Building Plus quality seal
  • No heating with fossil fuels or biomass
  • Planning by an energy efficiency expert
  • Funding of up to 100,000 euros per residential unit
  • For particularly sustainable residential buildings, builders and first-time buyers can apply for a loan of up to 150,000 euros per residential unit.

More money from the state is available for buildings that also achieve the "Sustainable Building " quality seal.

 

Who can apply for it?

"Private individuals,

  • who build a new climate-friendly residential building or purchase a new climate-friendly building for the first time within 12 months of acceptance of the building,
  • who use the subsidized new building as owner (at least 50% co-ownership) for residential purposes,
  • where at least one child up to the age of 18 lives in the household,
  • who do not own residential property at the time of application and
  • who have not taken advantage of the now expired "Baukindergeld" subsidy program."
